Common questions

Before you send a set

How do you make an estimate defensible?

Every quantity is tied to a drawing, scale, or stated assumption. Exclusions and open questions are visible in the deliverable, so your team can explain the number instead of guessing when a bid is reviewed.

What do I need to send you?

Start with the PDF plan set and specifications you have. Include the trades, project location, and important date. If the set is incomplete, say so. We will identify what needs to be confirmed. Accepted uploads: PDF, ZIP, or DWG up to 3.5 MB each (4 MB total), or paste a plan-room link for larger sets.

How quickly can you help?

Typical turnaround after scope confirmation: single-trade packages often 2–4 business days; multi-trade or full-set shells 5–10 business days; larger or incomplete sets are scheduled to your bid date. Rush capacity is available when the calendar allows. We confirm a practical schedule before work starts.

How does pricing work?

Fees are scoped from your files and explained before work starts. As a guide, single-trade takeoffs often start around $350–$750; multi-trade packages from about $1,200; full-set commercial shells are quoted from the set. Per-SF or per-trade pricing may apply depending on scope. You receive a clear engagement rather than an open-ended subscription.

What if the drawings change?

Addenda and revisions during the bid period can be coordinated with the original scope. A redesign or materially changed project after award is reviewed as new work.

How are project files handled?

Plans and project files are handled securely for the purpose of scoping and delivering your request. An NDA is available on request. We use what you share to understand and respond to the work — do not send information that is not needed for the project conversation.
