Finishes estimating & takeoff services
Interior finish takeoffs from partition types, finish schedules and reflected ceiling plans. Framing, gypsum, ceilings, flooring, tile and paint are each measured in the unit its installer prices.
How we estimate interior finishes
Finishes carry the widest range of units of any division: studs by linear foot, gypsum by sheet and square foot, ceilings by square foot and grid length, carpet by square yard, tile by square foot with base by the foot, paint by square foot with doors and frames by the each. We measure each finish in the unit its subcontractor uses.
Quantities are built from the partition schedule, room finish schedule, reflected ceiling plans and finish plans, cross-checked against the specification for finish levels, fire ratings and product basis of design. Room-by-room breakdowns are available where the schedule supports them.

Specific to this trade
What finish level is assumed on gypsum board?
Whatever the specification calls for by location: commonly Level 4 at painted walls and Level 5 where critical lighting or high-gloss finishes are scheduled. If the spec is silent, we assume Level 4 and say so.
What waste do you apply on flooring?
Carpet tile 5 to 8%, broadloom 10 to 15% depending on pattern repeat, LVT 8 to 10%, ceramic tile 10% plus extra at diagonal layouts. The percentage is stated per product.
Do you count doors and frames for painting?
Yes, by the each, separated from wall area. A door and frame takes far more labor per square foot than a wall, and lumping them together distorts the paint estimate.
