Exterior Improvements estimating & takeoff services

Site improvement takeoffs from civil and landscape plans: asphalt and concrete paving by section, curb and gutter, sidewalks, striping, fencing, walls and planting.

Approach

How we estimate site paving and landscape

Paving is measured in the units each layer is bought in: aggregate base by ton or cubic yard, asphalt by ton from the section thickness, concrete paving by square foot with thickness noted, curb and gutter by linear foot with the profile identified. We build each pavement section from the civil details rather than pricing lots by the square yard.

Sidewalks, ADA ramps, striping and signage, fencing and gates, retaining walls, site furnishings and the full landscape and irrigation scope are each carried on their own lines, measured from the site plan, landscape plan and details.

Exterior Improvements questions

Specific to this trade

How is asphalt tonnage calculated?

Area in square yards multiplied by thickness in inches multiplied by 110 pounds per square yard-inch, adjusted for the mix density in the specification. The factor is stated so it can be checked against your supplier.

Are ADA ramps and detectable warnings separated?

Yes, by the each. They carry significantly more labor and material than the equivalent area of plain sidewalk and are a frequent inspection item.

Do you price landscape from the plant schedule?

From the schedule when one is provided, by species, size and count. When only symbols are shown, we count symbols and state the assumed size.
